Commercial plumbing must comply with the Water Supply (Water Fittings) Regulations 1999 (WRAS-approved fittings, Thames Water notification for certain installations), ACOP L8 (legionella management — hot water at 60°C+ storage, cold water below 20°C, monthly flushing records, annual risk assessment), and the Workplace (Health, Safety and Welfare) Regulations 1992 for employer-occupied premises. The Water Supply (Water Fittings) Regulations 1999 require that all fittings and appliances connected to the public water supply are WRAS-approved and installed to prevent contamination, waste, or misuse. Any commercial plumbing work involving a new connection, additional draw-off point, or supply alteration must be notified to Thames Water before work begins. ACOP L8 (Legionella: The Control of Legionella Bacteria in Water Systems) requires all duty holders — building owners, employers, and FMs — to carry out annual legionella risk assessments and implement a written control scheme for hot and cold water systems in any non-domestic premises. Hot water storage must be maintained at 60°C or above; cold water below 20°C. Monthly flushing and quarterly temperature monitoring records must be kept. Failure to comply with ACOP L8 is a criminal offence under the Health and Safety at Work Act 1974.
